Most victims aren't careless — they're remote. You're arranging housing from another country, over chat, for a place you've never stood in, often in a hurry before a flight. That combination is exactly what rental fraud depends on. The good news: nearly every scam follows one of a few predictable patterns, and every one of them breaks down under the same handful of checks.

Never transfer before seeing the place
In person or by live video call — a recorded video is not enough. Scammers reuse footage of real villas they do not represent. Ask the agent to walk through the property on a call and show something verifiable, like the view from the gate or today's date written on paper.

Be suspicious of prices far below market
Furnished monthly villas in popular areas realistically run from around IDR 8,000,000 upward. A "Canggu pool villa" offered at half that should raise an immediate red flag — below-market pricing is the single most common lure.

Verify the agency exists

Watch out for impersonator accounts
Scammers copy real agents' photos and names onto new WhatsApp or Instagram accounts. Check how long the account has existed, and contact the agency only through the number published on its official website — not one someone sent you in a DM.

Insist on a written tenancy agreement
No matter how friendly the chat, get the terms in writing: monthly rent, what is included (Wi-Fi, cleaning), how electricity is billed, deposit amount and refund conditions, and notice periods. Refuse verbal-only deals.

Question unusual payment requests
Deposits demanded via gift cards, crypto, or personal accounts with names unrelated to the agency are classic fraud patterns. Legitimate bookings go through traceable channels tied to the business.

Check who benefits from your payment
Ask directly whether you pay any commission as a tenant. If an intermediary layers hidden markups on top, you are overpaying at best.

Trust the slow answers
Legitimate agents answer specific questions easily: exact location, Wi-Fi setup, utility costs, minimum stay. Vague or evasive replies about basics are a warning sign.
