The problem: "monthly" often doesn't mean monthly
If you have spent any time searching for a villa in Bali, you have likely run into this: listings titled "monthly rental" that, on closer reading, ask for a minimum stay of two, three, or six months — or a full year paid in advance. It's not a scam, exactly. It's just how the long-stay market here has traditionally worked: owners prefer one committed tenant over a rotating cast of short-timers, so yearly leases paid upfront became the norm.
That norm made sense for expat families signing a year. But for digital nomads, remote workers on a trial run, or anyone who simply wants to try an area before committing, it means either paying tens of millions of rupiah upfront or settling for nightly hotel and Airbnb rates that cost far more over a month.
What a true monthly rental looks like
A real monthly rental should mean all of the following:
- Minimum stay of 1 month. Not "1 month discount applies after 3 months". One month, done.
- Pay-as-you-go rent. You confirm with the first month's rent plus a refundable security deposit — not a year in advance.
- Extend if you want to. If you love it, staying another month (or negotiating longer) is easy. Flexibility should cut both ways.
- Furnished for living, not vacation. Proper Wi-Fi, a kitchen, cleaning service included, parking — things you need at week three, not day two.
- Transparent pricing. The exact monthly rate in IDR, with utilities clearly listed as included or paid separately (electricity in Bali typically runs on prepaid tokens).
Monthly vs yearly in Bali: the honest comparison
| Yearly lease (the old norm) | True monthly (Matanava) | |
|---|---|---|
| Minimum commitment | 12 months (many "monthly" listings: 2–6 months) | 1 month |
| Payment upfront | Full year, before moving in | First month + refundable deposit |
| Typical monthly cost | Lower per month, but huge capital locked in | IDR 8,000,000 – 40,000,000/month across our listings |
| Leaving early | You lose the prepaid rent or hunt for a replacement tenant | Just finish your month |
Yes, a year-long lease usually works out cheaper per month — that's the trade-off everywhere in the world. But if your plans might change in three months, paying a year upfront is not a saving; it's a liability. For most remote workers arriving in Bali, the flexibility of a true monthly rental is worth far more than the per-month discount they'd never collect.

Frequently asked questions
Can I rent a villa in Bali for just one month?▼
Yes. Almost every Matanava listing has a minimum stay of exactly 1 month, with the option to extend if it feels like home. This is genuinely uncommon in Bali: much of the inventory marketed as "monthly" actually requires a 2–6 month minimum or a yearly lease paid upfront. Two exceptions: Seminyak 3 is a yearly rental only (IDR 300,000,000/year) and Seminyak 5 (Casa Tropicale) is yearly only from IDR 480,000,000/year.
Do I have to pay a year upfront to rent in Bali?▼
Not for our monthly listings. The traditional Bali norm is a yearly lease paid in advance, which is why many renters arrive expecting to hand over USD 10,000+ before moving in. Matanava monthly rentals work differently: you pay the first month plus a refundable security deposit to confirm your stay. Exceptions: Seminyak 3 and Seminyak 5 are yearly only and are paid a year upfront.
How much does it cost to rent a villa in Bali for a month?▼
Matanava's current monthly listings range from IDR 8,000,000 to IDR 40,000,000 per month (roughly USD 480–2,450 depending on the exchange rate) depending on size, area, and amenities like a private pool.
Which areas can I rent in for just one month?▼
We currently have furnished villas in Canggu, on the Seminyak–Kerobokan border, and in Legian. Each area has its own page listing current availability.
Do I pay an agency commission as a tenant?▼
No. Our commission comes from the property owner. Rent is the owner's local price passed straight to you — no tenant commission, booking fees, or markup.
